Two Strategies In One Deal

Froghall Lane started as an unloved 3-bed house (with huge bedrooms!), ideally located a 2-minute walk away from Warrington Central Station. We transformed the house to a high-quality 5-bedroom professional HMO. Through being clever with the layout adaptations (changing the large bathroom and lounge to ensuite bedrooms) and keeping elements like the kitchen which was reasonably modern, the refurbishment was simple and kept costs down.

We planned to keep this property in our portfolio for a long time - large rooms, ideally located, and a great job on the refurbishment meant there were no voids for tenants and easily achieved a gross rental income of over £2,250 per month.

 

Commercial Overview

Sold in less than a year for a profit on cost of 30%+ as a performing asset to an overseas investor.

Due to HMO market regulations often changing, and the purchase offer being considerably higher than the bricks and mortar value of the property, the wise choice was to take advantage of the current market and accept their offer. Froghall Lane therefore provided us with almost a year’s worth of HMO income, plus the profit we made upon sale.
